  • Q: How can you help you with a rental search?
  • Again with our market intelligence, we can help you to pinpoint the ideal rental property. Particularly if you are relocating, it can be difficult to identify the key decision making factors in an unfamiliar area. Whether it is a corporate or private relocation from a pied de tier to a family home, we can assist throughout London and South East England.
  • Q: How will I know which areas to target for my buy-to-let investment?
  • We have a good working knowledge in the prime central London and South East England rental and buying market. We will guide and advise you on the most suitable areas that meet with your investment criteria, focusing on yield, capital growth and importantly properties in sought after locations that have continuous rental demand.
  • Q: Do you have access to off market properties?
  • Yes we do. Over the years, we have built excellent relationships with agents, private sellers, interior designers, lawyers, and other property professionals. This combined with our reputation, often enables us to learn about properties before they come on to the open market. We will also target suitable properties and pursue contacting the owners. Furthermore, vendors and agents often approach us to see if we have a suitable client for their property.
  • Q: Do you view all potential properties on my behalf?
  • Yes, we inspect all properties on your behalf. This allows us to exclude properties that do not meet with your criteria, as well as to identify any potential issues that might not initially be apparent.
  • Q: How long will it take to buy a property?
  • It is difficult to say how long buying a property takes, as this depends on your criteria and current market conditions. The time taken to find a suitable property can range from a matter of hours to 6 months or more, and the process of exchanging can take from a couple of weeks to 3 months. On average, the buying process takes from 3-6 months from start to finish.
  • Q: What happens when my offer is accepted?
  • Once we have negotiated and secured the property for you, we will guide you step by step through the conveyancing process and to exchange of contracts. Our service continues through to completion when we ensure that the finer details are in order. We can also put you in touch with design and building professionals if needed, at preferential rates.
  • Q: Isn’t it in your interest to secure a high price for the property?
  • No, quite the reverse. Our fee can only be greater than the specified percentage of the asking price if we succeed in negotiating a price which is substantially LESS than the documented asking price. In this situation our fee may increase slightly, but your saving on the asking price will be considerably greater. We are therefore incentivised to achieve the lowest possible purchase price and to allay any fears you may have in this regard.
  • Q: Do you offer advice with regards to schools?
  • Although this isn’t our specific area of expertise, we have an association with an educational consultancy with many years of experience in assisting parents in making the right educational choices.
  • Q: Do you only act for clients with very large budgets either for purchase or rental?
